Acquisition Process
The process undertaken on all property acquisitions is as follows:
- Potential property deal is submitted to us (please see Terms and Finder’s fee for instructions)
- Due diligence is undertaken by our team
- Deal is deemed suitable to progress or feedback is provided detailing necessary changes (if applicable)
- The property finder or associate is contacted to discuss next steps and if possible meet at our offices
- A contract is drafted by our solicitors to secure your interest. The finder’s fees are deposited with our solicitor immediately upon signed confirmation from both parties.
- The property is valued by one of the company's two directors who are MRICS qualified
- Solicitors are instructed for both the vendor and ourselves (we pay the vendor’s legal fees)
- All paperwork is handled by our transaction management team.
- Simultaneous exchange and completion is the most common process and finder’s fees are released to the property finder or associate upon completion by our solicitors as per the contract.
The process can be completed within 5 days if required. Typical transactions take between 5 – 14 days but ultimately depends on the timescale required by the vendor.
